Casale Elza is a charming detached holiday home with 3 bedrooms and air conditioning, located in a peaceful and sheltered spot in the south of Le Marche, near the village of Monteleone. This atmospheric holiday home has been lovingly restored, combining modern comforts with traditional details.
With beautiful views over the rolling hills, you can enjoy peace, space, and the true Italian way of life here, while the village and the coast are never far away.
The house is fully equipped and accommodates 6 guests (+ one baby).

House layout

The house is accessible via an outdoor staircase at the rear or through the veranda on the ground floor at the side.

Ground floor
Through the veranda, you enter a central hallway with two bedrooms, a modern bathroom, and a separate toilet with washing machine. Both bedrooms have two single beds and a wardrobe. The bathroom is stylishly finished and equipped with a washbasin, a spacious walk-in shower with rain shower, and a toilet. From the hallway, a staircase leads to the upper floor.

First floor
On the first floor, there is a cosy living room with an open connection to the kitchen. The high beamed ceiling gives the space a light and airy feel, while the seating area by the fireplace invites you to relax. Two comfortable sofas and a dining table for six complete the room. Please note: there is no TV.
The modern, luxurious kitchen has been recently renovated and is fully equipped with a gas hob, oven, dishwasher, fridge with freezer compartment, coffee maker, kettle, toaster, and many more kitchen essentials.
This floor also features two double bedrooms, one of which is available for guests. The bedroom has a double bed, wardrobe, and air conditioning. The adjacent bathroom, like the kitchen, is brand new and equipped with a washbasin, a spacious walk-in shower with rain shower, and a toilet.

All bedrooms have air conditioning and mosquito screens. Wi-Fi is available throughout the house.

Covered terrace
On the side of the house is a covered terrace accessible from the central hallway. It features a dining table for six and a barbecue – the ideal place to enjoy the panoramic views over the rolling hills, sunflower fields, and picturesque villages in the distance, while relaxing in the shade.

Swimming pool
The 8x4 metre swimming pool is situated slightly higher on the property and offers the same stunning views over the surrounding countryside. Around the pool, you’ll find a spacious sun terrace with luxury loungers, parasols, and a comfortable lounge sofa.

Garden
The fully fenced garden surrounding the house is bordered by deciduous trees, fruit trees, and olive trees, offering both sunny and shady spots to enjoy the peace and the landscape.

Accessibility and parking
Casale Elza is easily accessible via a paved road and features a private driveway with gate, ample shaded parking, and even a charging station for electric cars.

Surroundings
The small village of Monteleone is just a six-minute drive away and offers a supermarket, pharmacy, bar, and an excellent restaurant-pizzeria. For a day at the seaside, the lively coastal town of Porto San Giorgio can be reached in about thirty minutes.
