Booking & payment:
With us, booking is clear and straightforward. Once we have discussed your booking by phone or email, you will receive a booking confirmation by email. We kindly ask you to check the details and confirm your acceptance by email.
The booking becomes final once the deposit has been received. The deposit ranges from 30% to 50% of the total rental amount, depending on the owner of the accommodation. The remaining balance must be paid no later than 6 weeks before the start of your stay. We will send you a reminder by email two weeks before the final payment is due.
If you place a non-binding option, we will hold the property for you for 3 days up to a maximum of 1 week, depending on the property and selected dates. If we do not hear from you before the option expires, Viva la Casa reserves the right to make the accommodation available again. We will, however, send you a reminder the day before the option expires
If you change a confirmed booking, a rebooking fee of €60 per accommodation applies. Any change resulting in a completely different booking is considered a cancellation and will follow our cancellation policy.
Cancellation
Due to the nature of the service – booking a holiday accommodation – the legal right of withdrawal does not apply. If you are unexpectedly forced to cancel with a demonstrable valid reason, the following cancellation fees will apply, owed to the owner of the accommodation booked via Viva la Casa:
- Cancellation more than 6 weeks before arrival: 50% of the total rental amount
- Cancellation between 6 and 2 weeks before arrival: 75% of the total rental amount
- Cancellation less than 2 weeks before arrival: 100% of the total rental amount
Of course, we hope cancellation won't be necessary. But should it happen, we will do our best to re-rent the property. If we succeed, 75% of the cancellation costs will be waived, minus any difference in rental price. In all cases, a €60 administration fee applies.
We strongly recommend taking out travel and cancellation insurance, as we are not obliged to refund any payments already made in the event of cancellation.
If a booking is unexpectedly cancelled by the property owner after confirmation and you have already paid part or all of the rental amount, this will of course be refunded to you.

Have questions about our references or reliability? Just let us know – we’re happy to connect you with previous guests or property owners. We understand that booking online can raise questions, and we believe it’s completely reasonable to do your research. After all, it’s your holiday!
Complaints
Do you have a complaint?
Of course, we hope everything goes smoothly and that you have no reason to complain. But if you do have a concern about your stay or our service, please let us know as soon as possible – either in person or by email at info@vivalacasa.eu.
We’ll respond as quickly as possible, and no later than 14 days after receiving your message. You’ll receive a reply by email or directly during your stay, depending on the situation.
Liability
Viva la Casa and the property owners accept no responsibility for personal injury, loss of, or damage to guests’ belongings – regardless of the cause. Guests are fully responsible for any damage to the accommodation or theft of property during their stay.
If a confirmed booking is unexpectedly cancelled by the owner, while Viva la Casa has acted correctly during the booking process, Viva la Casa cannot be held liable for any resulting financial loss. Any claims should be made directly to the owner or through your travel insurance. Of course, we are happy to assist you in the process.
Responsibility
The person who makes the (down) payment as stated on the booking confirmation/invoice is and remains responsible for all fellow travellers. This person must ensure that all guests are aware of the booking conditions and the obligations that come with them. If these conditions are not met, Viva la Casa reserves the right to deny access to the accommodation. The following points are especially important: – The number of guests may not exceed the number listed on the booking confirmation, unless otherwise agreed with us in advance.
– The renter must comply with the terms and conditions stated in the accommodation description.
– Pets are only allowed if this has been clearly agreed upon in advance.
– Upon departure, the accommodation must be left tidy and clean – this includes taking out the rubbish and cleaning the BBQ. Otherwise, extra cleaning fees may be charged.
– On the day of arrival, the property is available from 4:00 or 5:00 PM. On departure day, it must be vacated by 10:00 AM – unless otherwise stated on the booking form.
Security Deposit
A security deposit is required for each accommodation, to be paid upon arrival or in advance via bank transfer along with the rental amount. The deposit will be refunded at the end of the rental period, subject to any damages or charges for additional services (e.g. extra cleaning if needed). Deposits paid by bank transfer will be refunded within two weeks.
During your stay, you as the renter are fully liable for the property, its furnishings, and all items belonging to it. ANY DAMAGES MUST BE REPORTED TO US IMMEDIATELY. You may be able to claim the cost through your travel insurance – we strongly recommend taking out appropriate coverage.

Viva la Casa accepts no legal responsibility for obvious errors or omissions on the website. If you do notice something that isn’t correct, we really appreciate your feedback.
