Exclusively available through us: Il Casolare! This charming holiday home with air conditioning and a private pool is set in a peaceful, green location near the village of Monte Vidon Combatte – just 20 minutes from the beach.
Surrounded by olive trees, sunflowers, and rolling hills in the south of Le Marche, it’s the perfect place for a relaxing holiday in Italy.
Il Casolare offers total privacy, breathtaking views, and space for 8 guests (+1 child).

House layout

Il Casolare is a charmingly restored country house with authentic details such as terracotta floors, wooden beam ceilings, and classic brick arches – all while offering modern comforts throughout.

Ground floor
On the ground floor you’ll find a spacious, light-filled living and dining area with a large table, cosy seating, wood-burning stove, and TV with DVD player. French doors open directly onto the terrace on the pool side – perfect for lounging while enjoying the view.
The open-plan kitchen with island is fully equipped with a gas hob, oven, dishwasher, and fridge-freezer. Additional French doors lead to a second terrace on the north side, ideal for breakfast or lunch in the shade.
There’s also a separate toilet with washing machine and a playroom with table tennis and toys.

First floor
Upstairs there are four bedrooms: two with double beds, one with a small double (140 cm), and one with two single beds.
The master bedroom features a walk-in wardrobe and a luxurious bathroom with freestanding bathtub and shower.
A second bathroom includes a sink, shower, and toilet.
The upper floor feels extra spacious thanks to the high ceilings with exposed wooden beams.
All windows are fitted with insect screens and traditional wooden shutters.

Garden and pool
The well-maintained, fenced garden is filled with flowers, olive trees, and palm trees.
On the north side, there's a shaded terrace off the kitchen, while on the south side, you’ll find a covered lounge terrace overlooking the pool and hills.
The saltwater pool (which is gentler on the skin than chlorine) measures 5 x 10 metres and has a depth of 1.20 metres, with a deeper section of 1.80 metres that is suitable for diving. It is surrounded by sun loungers and parasols.

Accessibility and parking
Il Casolare is easily accessible via a well-maintained gravel road and features a private driveway with gate and ample parking space.

The location is ideal for those seeking a mix of tranquillity, beach, and mountains.
You’re just 5 minutes from Monte Vidon Combatte and 10 minutes from Valmir di Petritoli for shopping. The Adriatic coast is only a 20-minute drive away.

We booked this absolute dream house through Viva la Casa and are soooo delighted with the entire booking process with the lovely Anne, right through to the whole experience at this beautiful holiday home! All our questions were answered very quickly and with such warm and friendly communication. Thank you so very much for this, dear Anne! Despite the beautiful views and the modern, renovated house with lots of natural light, we felt that it was somehow “not quite there”. The house felt a little like a Landal holiday park: the bare essentials were there, and because of that it also felt rather characterless and lacking in atmosphere. Cosy is not really how you could describe it. But above all, we found it a shame that certain basics were not in order: Parasols that were broken, which made the whole thing look rather shabby. It’s simply not nice to look at when you have things better taken care of at home. A drying rack that was really quite badly damaged, even though you need to use it every day. We first had to trim the branches of the oleander along the path/stairs to the swimming pool in order to get through properly. Kitchen equipment that was dirty (although the house itself was clean) or simply missing (such as small knives, tea towels and kitchen towels, which we had to buy ourselves), as well as a dirty BBQ. A kitchen cupboard that had been damaged by woodworm, and you could see that it had not been properly cleaned for some time (there were pieces of wood inside the glasses). The beds are really not very good. The fact that they were small is fine. But when one person turned over, the other was practically thrown out of bed. The access road was also really unpleasant and should be signposted much better. You need a high-clearance car, because the underneath of our cars scraped along the road and we ended up with damage. Branches also stick out over the road, so you really have to drive very carefully. The welcome from Thomas was fine. It was just a little strange that at 10:05 am, as we were about to leave, Italians were already standing at the door to go swimming while we were just getting ready to depart. It had apparently been arranged with Thomas, because I received a message from him the day before asking what time we would be leaving. Still, it was a little strange to suddenly see people walking around with cool boxes. I did message Thomas to check whether this was indeed what had been agreed. Personally, based on the level of quality you strive for and what you told me about this on the phone, I would remove this property from your portfolio. When you rent a holiday home, you want to feel a little bit pampered. It wasn’t terrible, but simply what I said before: it was just not quite there. A big difference compared with the previous property we booked through you two years ago. They may seem like small details, but taken together, it simply feels like a little less than we had expected.

Buongiorno Gabrielle, thank you for taking the time to share your experiences with us in such detail. Of course, I take your comments seriously and I will discuss the various points with the property manager. I believe it is important to listen to guests' feedback and to improve things where necessary. At the same time, I do want to be honest and say that I find it unfortunate and also disappointing that we only became aware of all these points after your departure. During your stay, you did not mention any of these issues to either me or the property manager. Also, in response to my welcome message the day after your arrival, you indicated that everything was fine. If I had known, for example, that there were problems with the parasols, the drying rack, the kitchen inventory, the BBQ or the path to the swimming pool, we could have looked into these things during your stay and, where possible, done something about them. That is precisely why I find it difficult to receive a long list of issues afterwards, some of which could have been resolved relatively easily. The property manager also finds it unfortunate that he only heard about these things after your departure. We do everything we can to ensure that our guests have a pleasant stay and that any problems can be addressed during their stay. Most of the points mentioned have not been reported to us by other guests this season. During my own visit to the property and my conversations with the guests, I also did not get the impression that they had encountered so many issues. Of course, this does not mean that your experiences are not being taken seriously; I will certainly discuss the points with the owner and look at what can be improved. Regarding your comment about the people who arrived at the house on the morning of your departure: these were the cleaners who had to start work after your departure to prepare the house for the next guests. The check-out time is 10:00 am, and from that moment onwards they need to be able to start cleaning. During the high season, it is simply not feasible otherwise to have the house ready in time for the next arrival. Their arrival at 10:05 am is therefore not unusual. I understand that it may have been unexpected for you to find them arriving with cool boxes. However, during the summer, the cleaners often work all day in extreme heat. They therefore bring their own food and drinks and, when their work allows, they can also use the swimming pool for a moment to cool down. Personally, I think this is a very reasonable option for people who are working hard there on such hot days. As for your advice to remove the property from my portfolio, I would like to point out that this is a decision I make myself. I select my properties very carefully and I am fully aware of the quality and level of service I want to offer through Viva la Casa. Of course, some guests may experience a property differently or have different expectations. Above all, I am sorry that your stay ultimately did not give you the experience you had hoped for, especially since you had previously booked a holiday with us that you apparently enjoyed more. At the same time, I appreciate that you mention that you experienced the communication with me and my commitment positively. We enjoyed two wonderful weeks in this beautiful house, set in a stunning location with a lovely swimming pool. The views are fantastic, and the house is wonderfully peaceful. We had a wonderful time here!

We really enjoyed our stay at Il Casolare. What a wonderful house. Full of character and equipped with every comfort. The view from the terrace or the swimming pool is truly amazing; you look out over the beautiful rolling hills. The villages nearby are great to explore. There are many lovely restaurants. It is also an excellent base for visiting the beach and the sea. There are many charming seaside towns as well. Koko Beach was our favourite beach club. The food was delicious and the people were very friendly.
